Commercial real estate

Business decisions deserve clear real estate guidance.

I help clients organize commercial real estate decisions involving leases, purchases, sales, investment property and business locations in Bryan–College Station and surrounding communities.

Start with the business objective

The property should fit the plan, not the other way around.

Commercial real estate can involve more moving parts than a residential transaction. Location, permitted use, access, parking, utilities, lease structure, build-out needs operating expenses, financing and timing can all matter.

My role is to help you organize the real estate side of the decision, identify questions that need answers, coordinate with the appropriate parties and keep negotiations and deadlines moving through the brokerage.

A practical commercial process

Organize the transaction before making the commitment.

01

Define the objective

We start by clarifying the goal: leasing, buying, selling or investing. Then we narrow down location, size, timing, budget, use and transaction priorities.

02

Search & market review

I help identify relevant properties or market competition and organize available information so you can compare realistic options.

03

Property questions & due diligence

Commercial deals may require review by attorneys, lenders, inspectors, engineers, surveyors, environmental professionals, title companies, municipalities or other specialists. I help keep the real estate questions organized and direct specialized issues to the appropriate professionals.

04

Business terms & negotiation

Depending on the transaction, we may negotiate items such as price or rent, term, deposits, concessions option periods, closing dates, build-out responsibilities or other real estate terms.

05

Documents & deadlines

I help coordinate brokerage documents offers or lease proposals, signatures, communication and transaction deadlines while other professionals handle matters within their own licensed fields.

06

Closing or lease execution

Once the parties reach agreement, I help track the real estate transaction through execution, due diligence, title or lease-document coordination and the agreed closing or possession process.

Common commercial questions

Questions worth asking before signing.

Can you help me find a location for my business?

Yes. I can help search for available commercial properties and coordinate the real estate process. Before committing to a space you should independently confirm that the intended use is legally permitted and that the property meets your operational needs.

Can you review a commercial lease for me?

I can explain the real estate business terms being negotiated and help communicate proposals. I am not an attorney and do not provide legal interpretation or legal advice. Commercial lease documents should be reviewed by a qualified attorney when legal guidance is needed.

What expenses should I ask about besides base rent?

Depending on the property and lease structure, there may be additional expenses or obligations such as operating expenses, common-area charges, utilities, insurance, maintenance, taxes, repairs or build-out responsibilities. The actual obligations come from the negotiated documents and should be reviewed carefully.

Can you help with commercial investment property?

Yes on the real estate side of the transaction. I can help identify properties, review available market information and coordinate negotiations. Financial, tax, legal, environmental, engineering, appraisal and investment-return analysis should be handled or verified by appropriately qualified professionals.

Do you guarantee that a property will work for my business or investment?

No. Suitability, permitted use, property condition, financing, income, expenses, investment performance and business results depend on facts that require independent investigation. I help with the licensed real estate brokerage portion of the transaction.
